DSCR = NOI ⁄ TDS

The DSCR formula is a direct ratio: DSCR = Net Operating Income / Total Annual Debt Service. The numerator and denominator are both annualized dollar amounts, so the result is a dimensionless multiple. A value of 1.25 does not mean 1.25 percent; it means the income is 1.25 times the debt service.
